加拿大是个移民国家，每年来加拿大的新移民都在30万人左右。根据加拿大国家统计局统计数据，大多数的新移民来到了大多伦多地区。难怪多伦多的出租市场持续火热，比如公寓空置率常年保持在1%左右，一房难求的现象长期存在。因此，如何从众多的租房申请中甄选出3A+级租客，是房东们十分关注的话题。
何为3A+级租客? 有的房东推崇的标准可能是：高信用报告分数；有的房东可能更青睐：工作在大公司里并有高收入；我觉得：付租准时+不找麻烦=3A+级租客。
如何找到3A+级租客？找到房东满意和放心的租客绝对是个技术活，而不是靠碰运气可以的，因为房东的“试错”成本太高了。这其中有许多细致的工作需要做，才能做到沙里淘金，皆大欢喜。
首先：一定要审核租客的信用记录 。看看过去有没有违约情况 ，如果过去有违约，要分析是什么原因造成的，从中可以了解租客的信用习惯。同时还要注意确认信用报告的真伪。
其次：要审核租客提供的工作信。要了解租客工作公司的情况，并和公司的HR直接通话 ，对租客提供的工作和收入情况进行核对。
同时：还要联系前任房东 ，并和前任房东通话，了解租客在前任房东处的生活习惯和付租金情况 。这一点比较微妙，因为如果前任房东希望一个坏租客尽快搬走， 从人性上说他很可能是不会说这个租客的不好的。 因此，这里要特别注意甄别前房东的虚假陈诉。
另外：还需要 和前任房主的出租经纪人联系，了解租客的背景情况。 房产经纪作为一名专业人士，他都受到专业人士道德操守的约束， 立场也比较中立，往往可以获得更多的真实信息 。
同时：还要审核租房者动机的合理性。房东可以多问几个为什么，比如：租客为什么要租这个房？是工作原因？生活变迁？等等。这样可以最大程度的防止房子今后被转租和分租 。
还有一个关键步骤：就是 租房合同签订前，面对面的面试非常重要。作为拥有多年 地产从业经验的职业地产经纪人， 我总是建议房东们在租房之前一定要见到租客本人， 进行一个简短的面试占用不了多少时间，但是面对面的沟通往往可以得到很多通过电话、邮件和文件等 没法提供的更直接的、更深入的信息。
同时，在我多年的房屋买卖和代客户进行出租物业管理实践中，以公司数据库里大数据为基础，根据长期和租客互动的实践经验总结， 建立了租客分级特征数据库，整理出了相关的租客特征清单。比如，在我的租客特征清单上，“优先考虑租客人士清单”可能包括： 中国人、 亚洲人 (包含单不限于日本人、越南人、菲律宾人、印度人等)、 学生以及单身职业人士。有工作信和信用报告更佳。 如果没有工作信和信用报告，也可以考虑提供去年的报税单加上银行的对账单，同时和租客协商提供额外的付预租金 ，这都可以根据具体情况灵活处理。原则只有一个：找到“付租准时，不找麻烦”的3A+级租客。其他的一切神马都是浮云！当然，数据库里还有“谨慎考虑租客人士清单”以及“不要考虑租客人士清单”，鉴于篇幅有限，就不在这里一一列出，感兴趣的朋友们可以进一步微信交流。
